Madhouse Development presents Trails Apartments, a proposed apartment community to be located at NWC of Gurley Ln. & S 21st St., Waco, McLennan County, Texas, 76706. Trails Apartments will be dedicated to serving working families in Waco.
Trails Apartments will be developed as a multi-story affordable apartment community and will be comprised of approximately 120 apartment homes, consisting of one-bedroom and two-bedroom apartments. Every apartment home will exceed the industry standard and incorporate energy efficient rated appliances including a frost-free refrigerator with icemaker, a self-cleaning oven, a microwave, a dishwasher, and garbage disposal. All apartment homes will have faux-wood vinyl plank flooring, modern countertops, and energy-efficient ceiling fans and lighting fixtures in the living and bedroom areas. The property will offer an attractive architectural design and feature an attached contemporary clubhouse with amenities for all residents to enjoy. An allocation of approximately $2.0 million in annual Housing Tax Credits from the Texas Department of Housing and Community Affairs (TDHCA) will lead to an approximate investment of over $22.2M into the community, which will generate numerous jobs and economic activity for the City of Waco, as well as provide much needed quality affordable apartments for the community. This apartment homes would target working families earning no more than 60% of the Area Median Income which is approximately $53,340 annually for a family of four.

Madhouse is requesting a Resolution of Support from the City of Waco City Council, an acknowledgment letter confirming that our proposed development is located entirely within, and contributes to, TIF #4, and a $500 fee waiver for our TDHCA application for Trails Apartments.
